Our Buyers' Program Works - For YOU!
Buying a home or investment property can be a wonderful, exhilarating and rewarding experience- but it can also be stressful and exhausting. Allow us to make YOUR property search more rewarding and stress-free as possible.
If you're like most buyers, you're reluctant to hire a realtor until you do some research on your own: you tour open houses, scour through internet and newspaper advertising and spend much of your free time going from appointment to appointment with a different realtor waiting for you at each property. And you do this because you want to be an informed buyer - we understand!
Being an informed buyer is a good thing - truly, it is. But if you haven't chosen a realtor to represent you, who's looking out for YOU? Let us assist you in your quest for knowledge - we can provide you with the information to answer your questions:
How much can I afford to spend?
What are the costs associated with a real estate transaction? Do they differ between new construction and resale homes? Between 'freehold' or 'condominium' properties?
Do I qualify for any government incentive or rebate programs?
Should I use my RRSP's as a down payment?
What are the pros and cons of a 'cash back' mortgage?
Which features on my list of criteria are 'needs' versus 'wants'?
How important is proximity to good schools if I don't have children?
- Does the actual wording of my offer affect more than just the price I pay for the property?
Your time is valuable - we can help you make the best use of it. Once we've established your needs, wants, lifestyle and budget, we'll go to work previewing properties on your behalf and selecting only those that meet or exceed your requirements. Many times, our buyers have the benefit of seeing a hot new listing, already screened by us, before other buyers even get there.
We'll get you answers. Sometimes, a tour through a neighborhood or a particular property raises questions: Is the wooded area behind the property protected lands or slated for future development? What type of public transit is available? Does the local school have a good reputation? If we can't answer you on the spot, we can find the information you need quickly and identify the source so you can verify the information.
Worth the paper it's written on. Every successful real estate transaction hinges on the preparation of accurate documents - your offer, once accepted, becomes your legal contract with the Seller. We'll ensure that your documents are complete, accurate and protecting your interests.
The best terms and price. With our extensive experience and preparation, you can be confident that you have a strong negotiator working on your behalf.
Service that continues long after the sale. Congratulations, your offer has been accepted! Now what? Our team will guide you through the conditional period and provide assistance before AND after your closing date.
We believe that the following testimonial from Amir Thanvi of Whitby sums up our level of service and commitment to our buyers:
"I have had extensive experience dealing with real estate sales representatives since 2006, including commercial real estate, as I searched for a business in Canada. But I found Susan and Tim were quite different as compared to the others. During my home search they were like family members, because both of them gave me sincere advice about the neighbourhoods, the distance my children would travel to school from my new home and even the school ratings. They thoroughly understand the real estate business and in particular they understand customer service. Many obstacles were presented in our search but Susan and Tim overcame them all through their tireless efforts, creativity and patience. I am very happy with my new home and to me, SUSAN AND TIM ARE REALLY LIKE FAMILY MEMBERS. THANK YOU VERY MUCH BOTH OF YOU!"
